Landlord Guide: Queensland Rental Laws Every Mackay Investor Should Know

Landlord reviewing Queensland tenancy documents

Queensland tenancy law has changed significantly in recent years. Whether you self-manage or use a property manager, these are the rules that affect Mackay landlords most often.

Bonds

Bonds must be lodged with the Residential Tenancies Authority (RTA) within 10 days of receipt. The maximum bond is generally four weeks' rent.

Rent increases

Rent can only be increased once every 12 months and tenants must receive written notice in advance. Increases apply to the property, not the tenancy, so a new tenant cannot be charged more within that period.

Entry and inspections

Landlords and agents must give proper written notice before entering for routine inspections, and the number of routine inspections is limited. Entry and exit condition reports with photographs protect both parties.

Minimum housing standards

Rental properties must meet minimum standards for weatherproofing, plumbing, locks, lighting, ventilation and more. Smoke alarms must comply with Queensland's interconnected photoelectric requirements.

Ending a tenancy

Notice periods differ depending on the reason and whether the agreement is fixed-term or periodic. Getting a notice wrong can mean starting again, so it pays to have an experienced property manager prepare it.
